CONSTRUCTION MANAGEMENT AND GENERAL CONTRACTING SERVICES

The Heirloom Building Company, and its partnership with Young & Meathe Homes, provides owner representative services specializing in the high-end residential and hospitality sectors. We are involved in the complete management of projects from inception through completion, and have the ablity to provide services in many states including those outside of our primary markets. Depending upon project location, we will act as prime general contractor or construction manager. We currently act as general contractor in South Carolina, Georgia, Tennessee and Michigan. We are providing construction management services for projects in Naples, Florida and The Greenbrier Resort inWest Virginia.

 

The following services are offered in conjunction with our general contractor/construction management practice:

Planning/Project Set-up
  Assembly of design team and consultants
  Formulation of conceptual project budget and schedule
  Oversight of preliminary/schematic design
  Assessment of approvals process scope, including architectural review board and public agencies

Pre-Construction – Design
  Development and finalization of project budget and schedule
  Oversight of design development, construction documents
  Formulation of approvals, process strategy and coordination of all public agency filing
  Act as prime general contractor OR management of contractor bidding and negotiation process if outside market area

Construction
  Oversight of construction from commencement to completion
  On-site supervision 
  Management of project budget, schedule, accounting and requisition process
  Creation of anticipated cost reports and cash flow projections

  Close-Out
  Financial close-out
Public agency close-out and achievement of certificates of occupancy
